Cash-Out Refinance on a 5-10 Unit Texas Building

TL;DR: A cash-out refinance on a 5-10 unit Texas building replaces your current loan with a larger one sized on the stabilized rent roll and an income-based appraisal, and the difference comes back to you for business use. Lenders want collected rents near market, a clean operating history and enough seasoning; the cash must be for business purposes.

When cash-out makes sense on a small apartment building

The most common Texas case is the end of a value-add plan: you bought a tired 6-plex with bridge financing, replaced the roof, renovated units and leased them up at market rent. Now the building is worth more and earns more, and a long-term loan sized on the new income can pay off the bridge loan and return some of your capital for the next building.

The other common case is a long-time owner with a small or paid-off loan who wants to fund repairs, buy out a partner or buy another investment property. Either way, the cash is business-purpose: these programs are not for personal or household uses.

What lenders want to see

  • Stabilized occupancy. Most units leased and paying, with collected rent near market, usually for several months in a row.
  • Seasoning. Programs set their own minimum time since purchase before they will use the new appraised value rather than your cost basis.
  • A clean trailing 12. Renovation-period vacancies drag down the T-12. Some programs will weight recent months or annualize the current rent roll; others will not.
  • Completed work. Documented repairs, permits where required and no open life-safety items.
  • Updated taxes and insurance. The renovated building may carry a higher appraisal district value and a higher premium.

How the new loan is sized

As with a purchase, the lender takes the lower of what coverage supports and what value supports. On a cash-out, coverage often binds first, because the larger loan increases the payment while taxes and insurance on Texas small apartments keep rising. Run the calculator with the loan amount you want and your current tax bill before you order an appraisal.

If coverage is short, the choices are usually a smaller cash-out, waiting for renewals at higher rent to show up on leases, or a rate/term refinance now and cash-out later.

Cash-out vs keeping the bridge loan

Extending a bridge loan buys time but keeps short-term pricing and maturity risk. Moving to long-term financing locks in a structure built around stabilized income. Compare them in DSCR vs hard money.

Common questions

How long do I have to own the building before a cash-out refinance?

Each program sets its own seasoning rule. Some will use the new appraised value after a shorter period if you document the improvements; others require longer ownership.

Can renovation vacancies hurt my cash-out?

Yes. Vacancies during the renovation lower the trailing 12-month income. Some programs look harder at the current rent roll; others rely on the full T-12.

Can I use cash-out proceeds for personal expenses?

No. These are business-purpose loans; proceeds should go to business uses such as repairs, reserves or another investment property.
