Rate/Term Refinance for Texas 5-10 Unit Apartment Buildings

TL;DR: A rate/term refinance replaces the loan on your 5-10 unit Texas building without taking cash out, usually to exit a bridge loan, a seller-financed note or a bank balloon. Because the loan amount stays close to what you owe, coverage is easier to meet than on a cash-out, but lenders still review the rent roll, T-12, condition and your reserves.

Why owners refinance without taking cash

  • A balloon is coming due. Many small bank and seller-financed loans on Texas apartment buildings have short terms. A maturing balloon is the most common reason we see a rate/term file.
  • Exiting bridge debt. The building is stabilized but coverage would not support a larger cash-out loan yet.
  • Changing structure. Moving from a recourse bank loan with covenants to a program sized on the building, or changing the amortization or prepayment structure.
  • Removing a partner while keeping the loan amount steady (structure and title changes are reviewed carefully).

Start early on a maturing balloon

Small apartment refinances take longer than house refinances: there is a rent roll to verify, an income-approach appraisal and sometimes a property inspection. If your balloon matures in the next several months, send the scenario now. Waiting until the last few weeks narrows your options to extensions on whatever terms your current lender offers.

What the file needs

  • Current rent roll and leases
  • Trailing 12-month operating statement and the prior year
  • Current mortgage statement and the note or maturity terms
  • Property tax bill and insurance declarations
  • Entity documents if the building is held in an LLC
  • Any repair or capital-improvement records since you bought it

If you will be the one presenting the operating statement, normalize it first the way an underwriter would. Our T-12 guide walks through vacancy, management and reserves.

Prepayment and term questions to ask

Small-balance multifamily programs vary widely on term, amortization and prepayment. Some offer longer fixed periods; others are shorter with a reset. Prepayment structures range from none to a step-down schedule. Since many Texas owners plan to sell or refinance again within a few years, ask about prepayment as early as you ask about pricing.

Common questions

Is a rate/term refinance easier than a cash-out?

Usually, because the loan amount stays close to your payoff, which makes coverage easier to meet. The building and the documents are still fully underwritten.

Can I refinance a seller-financed note on my 8-plex?

Often, yes. Lenders will want the note, a payoff letter and evidence of the payment history, plus the usual rent roll and T-12.

How early should I start before a balloon matures?

Several months ahead. Small apartment files involve rent roll verification and an income appraisal, which take longer than a house refinance.
